Karma Yapı

​    Arazi İstanbul Anadolu yakasında Maltepe-Cevizli sahil şeridinde köşe parseldir. Cevizli, son yıllarda nispeten hareketli ve yeni yapılan binalarla potansiyeli artan bir mahalleye dönüşüyor. Bu nedenle yatırımcılar, bölgenin potansiyelinden yararlanmak için tasarımcıların ağırlıklı olarak karma kullanımlı yapılar tasarlamasını beklemektedir.     Bina tasarımında çevre yollarının parsel ile ilişkisi kroki aşamasında incelenmiş ve zemin kat dükkan alanının yaya sirkülasyonu buna göre tasarlanmıştır. Köşe parselde olduğu için konumunun özel bir hareketle temsil edilmesi amaçlanmış ve bu nedenle parçalı bir kütle tasarlanmıştır. Bu parçalanma ile iç avludaki dükkânların çekiciliği de artırılmıştır. Yolun karşı parselinde yer alan park, ofislerle bağlantılı tasarlanmıştır. Çevredeki binalar ve deniz manzarası konut bloklarının tasarımında etkin rol oynamıştır. Blokların çevredeki binaları ezmeden denizi görebilecekleri en iyi açıda yerleştirilmesi sağlanır. Zemin kattaki kamusal kullanımlar nedeniyle konut bloklarının peyzaj alanları baza kütlesinin üzerinde tasarlanmıştır.     ''The land is a corner plot on the coastline in Maltepe-Cevizli on the Anatolian side of Istanbul. Cevizli has been transforming into a neighborhood with an increasing potential with relatively active and newly constructed buildings in recent years. For this reason, investors expect designers to design predominantly mixed-use structures in order to benefit from the potential of the region.       In the building design, the relationship between the ring roads and the parcel was examined at the sketch stage and the pedestrian circulation of the ground floor shop area was designed accordingly. Since it is on the corner plot, it was aimed to represent its position with a special movement, and therefore a fragmented mass was designed. With this fragmentation, the attractiveness of the shops in the inner courtyard has also been increased. Located on the opposite parcel of the road, the park is associated with offices. The surrounding buildings and sea views played an active role in the design of the residential blocks. It is ensured that the blocks are placed at the best angle where they can see the sea without crushing the surrounding buildings. Due to the public uses on the ground floor, the landscaping areas of the residential blocks are designed above the plinth mass.''
